JSA provides a spectrum of architectural and design services, including:

A "full service" commission for a residence would typically include site analysis, programming, site planning, schematic design, design development, construction documents, consultant coordination, and construction observation.  Agency submittal can be conducted by the client if desired, and landscape design can be done by myself or a landscape architect.  Consultants for structural engineering, and energy (Tittle 24) are typically required.  For commercial or larger projects electrical and mechanical engineering consultants are also required.

In some residential cases the Owner may choose to take on risk and responsibility and approach the process using a less than full service arrangement with the Architect, where some of the above tasks are taken on by the Owner or by the Contractor.  In cases such as these, I can work with the Owner to define the appropriate tasks that might be left out or abbreviated in the Architect's service agreement to reduce the Architectural Fee.
